A full installation is far more than swapping a box on the wall. When it's time to replace rather than repair

Rough guide: if the boiler is over 12 years old, parts are obsolete or on long lead times, the repair quote is more than a third of a replacement, or it has failed more than twice in a heating season, replacement usually wins on cost over a three-year horizon. Sludge wrecking a brand-new heat exchanger

Fitting a new boiler onto an uncleansed system pushes years of magnetite straight into the new heat exchanger and pump. It's the single most common reason a new boiler fails inside two years.

Combi vs system vs conventional

A combi suits most one-bathroom homes: no cylinder, no tanks, hot water on demand, but output falls with mains flow rate so it's a poor fit where the incoming main is weak. A system boiler with an unvented cylinder suits two or more bathrooms and simultaneous demand, giving mains-pressure hot water everywhere. A conventional (heat-only) boiler stays where the property has gravity-fed pipework, loft tanks and a good reason not to disturb them.

Sizing on heat loss, not habit

We work from room dimensions, glazing, insulation and target temperatures to establish heat loss in kW, then add hot-water demand. Most three-bed Coventry semis need far less heating output than the boiler they currently have — right-sizing is usually a downgrade in kW and an upgrade in performance.

Flue, condensate and gas supply

Flue terminations must respect clearances from openings, boundaries and adjacent buildings — tight terraces often need a longer horizontal run or a vertical route. Condensate should ideally terminate internally to a soil stack; where it must go externally we use larger bore and insulation to avoid freeze lock-outs. Gas supply runs are checked for pressure drop under load and upgraded from 15mm to 22mm where the calculation demands it.

A modern boiler paired with a basic on/off thermostat throws away much of its potential. Load or weather compensation, or a good modulating smart control, lets the boiler run lower and longer, staying in condensing mode. We set flow temperature for condensing efficiency and balance the radiators to suit rather than leaving factory settings.

Unvented cylinders and G3

Where a system boiler and unvented cylinder are specified, the cylinder work is carried out under G3 qualification, with correct discharge pipework, expansion provision and annual serviceability in mind.
