  • Skipping tanking on shower walls — non-negotiable for any tiled wet area.
  • Wrong silicone (decorator's silicone instead of bathroom-grade) — mould grows on it within months.
  • Inadequate fall on shower trays — water pools and finds the seal weak point.
  • Re-using old soil pipework with new pan position — invariably causes flushing problems.

Hidden leaks behind tiles

A poorly-bedded waste or under-sealed enclosure tray leaks slowly. By the time the downstairs ceiling stain shows, the joists are already saturated.

Mould and damp

Inadequate extraction (or no extractor at all) creates an environment mould thrives in. Black silicone tide-lines, cold-spot staining on walls, peeling paint — all signs of an underlying ventilation failure.

Tile failure

Tiles laid on bare plasterboard without primer, or with adhesive trowelled too thin, debond within 2–3 years. Replacing them often means a complete strip-back.

A poorly-fitted bathroom is one of the first things a buyer's surveyor flags. Often becomes a price-reduction lever during the conveyancing.

Acrylic baths (Carron, Trojan, Ideal Standard) for cost and warmth-to-touch. Steel baths (Bette, Kaldewei) for premium feel and acoustic damping. Walk-in showers with low-profile trays (Lakes, Merlyn) or fully-tiled wet rooms with linear drainage (TileDrain, Wedi). Wall-hung vs back-to-wall vs close-coupled WCs — all driven by the soil pipe position and the look you want.

Tiling and substrate

Aqua-board (Marmox, JackoBoard) behind every tiled wet zone — not standard plasterboard. Bal AdMix or Mapei Primer G on absorbent substrates. Bal Single Part Flexible adhesive for ceramic and porcelain. Mapei Ultracolor grout for stain resistance and consistent colour. Stainless or aluminium tile trim — never plastic.

Waterproofing (tanking)

Bal Tanking Kit or Mapelastic AquaDefense over all wet zones — full shower enclosure, behind bath taps, full wet rooms. Tape every internal corner, prime every penetration. Twice-coated. This single step is the difference between a 5-year and a 25-year bathroom.

Ventilation

Inline 100mm or 125mm extractor (Vent-Axia Lo-Carbon, Manrose CF) sized to room volume and run to outside wall — never into the loft. Humidistat or timed overrun on every install. Building Regs Part F minimum is 15 l/s — we typically exceed that for performance.

Variations and specialist installs

Wet rooms with full tanking and central linear drainage. Level-access mobility wet rooms with grab rails, fold-down seats and low-threshold doors. En-suites carved out of bedrooms with shared soil access. Cloakroom WCs in under-stairs cupboards with macerator (Saniflo, Sanicompact) where gravity soil isn't possible.

Residential vs HMO / landlord installs

HMO bathrooms must meet additional fire-resistance and ventilation requirements depending on licence type. We work to LACORS HMO guidance where applicable, and use harder-wearing finishes (e.g. solid surface vanity tops, anti-vandal taps) that survive higher turnover.
